Welcome to Bigger Pockets Lynn! I would highly recommend taking a read through the Education center here on the site. Brandon has a great book called "Rental Property Investing" it's definitely worth reading. There are also some downloadable podcasts you can listen to related to ROI. You will find a sizeable amount of information throughout the site on ROI, including scanning through the forums. The calculators are also helpful.

Back taxes owed plus interest. It does not include fees for any type of possible property liens.  I would recommend reading the entire Alabama State Code Title 40 Chapter 10: Sales of Land to know about all the fees involved.

Also, connect with Denise Evans in your area, she is highly recommended. You can find her here on BP, but she also has a website with tons of articles and educational tools.

@Tiffani Baggett - Hi, yes the process for applying went well. I was informed the application review would take three months. However, it only took three weeks to get a response with a price quote from the revenue department.  I'd say it was a fairly smooth process so far.

Linda, sorry to read about this incident.  It is very surprising that she slipped through the cracks with all the verification measures you took.  This type of scam is definitely not done by an amateur; retaining your former landlords bank information is not common. She will probably end up in jail eventually.    Good luck and sending well wishes to you.

@Matt Bell - you did some great work. Congratulations and thank you for sharing!  I love the before and after pictures and especially the idea of providing rental properties to law student population. Keep it up!
