Hi Ryan, you will probably receive many answers to your question because there are various ways to get leads for wholesaling. I do not believe there is one list that embodies the most opportunity because there are so many opportunities available. You have the option of off market properties like preforeclosures, foreclosure, for sale by owners and driving for dollars. Or, options you've already mentioned - probate, tax deferred, vacant,etc. You can also work with an agent who can create a hot list for you; but you will want to be specific on the exact type of properties you are looking for. Perhaps the agents list will be as close as possible to capturing various type of sellers because it may capture REO, probate, distressed properties, short sales, vacants, etc.
I would suggest networking with your local real estate investment clubs and see what's the best leads in your area (meetup.com, reionline.com, creonline.com or facebook). Also, there's a book called Real Estate Riches by Dolf de Roos - Chapters 7 and 8 provides great strategies on how to find leads for properties.

In a real life situation, I don't think people are thrown out on the streets like that unless it's a couple breaking up. The saddest scene for me was with the elderly gentleman, who was alone and afraid.
Although the movie depicts investors in a negative light I liked it okay. It was good acting and it kept me pinned to the screen until the end.
Good points about not being emotional about real estate.

Thank you Darron. Yes I was looking at the state list for Jefferson county; properties not sold at auction dating back to 1988. After the parcel codes started making sense I was able to drill down and find what I was looking for.

They are not guru's, but you can learn something. If you are really trying to get into real estate you can network with other investors in your area or surrounding areas. Even then, some of the investment clubs are still selling training packages for thousands of dollars. Start networking at the real estate investment club meetings and you will be surprised at how much others are willing to guide you the right way.
If you decide to invest thousands of dollars into their program just make sure you are in a position where you can afford to do it. Don't feel pressured to purchase anything because they are guru salesmen good at selling you packages.

"If the State has held a Certificate of Sale more than three years from the date of sale by the county tax collections official, a tax deed will be issued to the purchaser by the State. Tax deeds are given without warranty or covenant of any type; it is the purchaser’s responsibility to determine what, if any, interest in the property is actually being purchased. No refunds are made unless the State had no interest to sell, and then only within two years from the purchase date." -
I spoke with someone in the land section dept and she stated you will receive a deed but all taxes, interests or other fees will need to be brought current if you purchase a property held more than years. You will not own the property until you receive a clear title, which is not guaranteed. It was recommended to consult an attorney to do a title search but to move forward in submitting an application if there is interest in a particular property listed because they receive over 3000 applications a month and it may be a while before hear something back......
Alabama sounds very complex but could definitely be work it.
