@Denise Evans  This is an excellent post, thank you so much for sharing your knowledge.  I actually just finished reading one of your articles called "Alabama Tax Sale Warning" (great article!) and then found this post on BP.   I am interested in purchasing tax liens in Alabama; however, as I was going through the listings I quickly realized that it was for Tax Delinquent Land only. I did come across one listing after viewing 30 parcels that had an improvement on it.  

I was wondering in your experience in purchasing tax liens in AL, have you been able to find Alabama's Tax Sale list that actually have tax delinquent properties with sfr or commercial buildings listed?  If so, would you be able to offer any guidance on how to obtain the listing?

Welcome to BP Scott! Congratulations working on your first flip.  

Great advice from other respondents....indeed it is challenging finding the right deals at the right price in SoCal. The MLS is perhaps not the best option as you mentioned Scott. Even working with an agent, finding deals with a decent enough spread is like a needle in a hay stack. Off market properties are a great start (for sale by owner, pre-foreclosures).

Neil,  I recently viewed a rehab house in a nearby city where there were burnt crosses and paranormal activity.  There was no disclosure but perhaps this is something that should have been mentioned.

Hi Mark, the best thing to do is go directly to the Dept of Calif Board of Real Estate website.  Here's the link where you can look up schools that meet the educational requirements:

The exam is not easy but you can do it!   Don't get nervous like it did; I overwhelmed myself and couldn't remember anything,  so I'm studying for it again.

You will learn generalized information. For the amount of money you will pay, you can use that to invest in something more worthwhile. Before you invest, do your research, search the forums, read the free books offered here on BP and even check out other online forums like REI Online. The seminar workshops give you enough information to leave you with a cliff hanger; it's generic and may not apply to the state you live in. Join local real estate clubs and network in your local area. Most of the clubs nowadays require an annual application fee, but it's far better than paying $15k. (I invested $10k for the workshop I attended and will never do it again)

If I remember correctly, California has a tax redemption period of 2 years. So if the property taxes have not been paid in over 2 years the county is usually eager to seize the property and place it up for auction. At which point, all private liens on the property (mortgages, private liens, etc) are discharged with the exception of government liens like state liens and IRS tax liens, etc.   

You mentioned the taxes have not been paid since 2011, which means the property is well beyond the 2 year redemption period. You should definitely contact the county tax assessors for more information, perhaps you could do an over the counter purchase if it hasn't sold at previous auctions...but again contact the county tax assessors office for details on acquiring the property.
