Find someone that needs to sell at a discount and find an investor that can help them.  If you don't have money to invest yourself and just trying to get started, this is where I recommend you begin your journey. 

There are a lot of different ways to find motivated sellers, there are plenty of resources online and a new workshop tends to pop up every other week.  Pick a simple strategy and hammer away at it until it produces a seller.

Every situation is different, but most times, sellers are liars.  

It sounds like the agent is entitled to a commission if you buy the house.  It's also likely the agent may actually be the best person to talk to.  If they truly haven't had any showings in San Antonio, there is something wrong with the house or price.  Anything close to a deal or even a break even deal is selling pretty quick.  If that is the case, the listing agent likely wants to make a deal and may be willing to reduce commission to get a deal done if they know they're going to have a problem selling.

@Nicholas Van Rensburg I have two agents that specialize in small multi's.  I'd recommend getting out to the meet-up tonight downtown (info on meetup.com) at 6 or @Rick Pozos meet up.  Good to bounce questions off people there.  If you're looking to buy on market, find a good agent that will make some offers for you.  If you're going to buy off-market, its good to have someone that will screen the deals as well and give you a second opinion.

I'm not a big fan of most of the "pitchy" meet ups.  I find more value in the small conversational lunches and breakfasts.  

As far as the groups go, I've seen the most value from Alamo REIA by far.

Lots of options!  I would say it really depends on what you want personally.  Are you looking to do a flip for a chunk of change or buy and hold for some cash flow, equity pay-down, ect.  

Solid income and an inherited chunk of change should be able to get you into either.

I would recommend studying the market and knowing what a good deal looks like so you don't get burned.  There are a lot of people investing in real estate in San Antonio, and unfortunately, they aren't all making money.  Be patient, wait for the right deal.  @Rick Pozos would likely recommend sending out some marketing!  The best deals are the ones you find yourself.

@Raul Dominguez are you working with a lender?  If you have a lender that has done a lot of 203k loans, they may be a good place to start.  From what I understand, there is a lot of red tape with 203ks, so I think you may be looking for a very specific contractor.
