Monte Vista and Alta Vista have some opportunities with rentable detached units.  I would also see if they are interested in areas like Lavaca.  The convenience to downtown and everything going on in Southtown make those detached units great for short term vacation rentals.

@Walter Johnson I would recommend picking out one or two people locally that you think would be good to learn from.  Go bring them a deal, let them pay you a finders fee, and ask that they take you through the transaction.  

Most guys are hungry for deals, so if you bring them a good one, they will be very happy to bring you some knowledge.  The important thing is getting out there and finding a house!  You don't need to take a course on how to do that.  Just get out there and find someone with a problem house and bring them to an investor with a solution.

I would second @Jonatan Barbera, TRUE cap rates on small and large multis are pretty low right now.  It is my opinion that single family rentals that need a little bit of work, are a better place to put your money right now.

Castle Hills is a great area!  One of the best locations in San Antonio, but the schools aren't great.
