I would be careful.  There are some pockets in 78244 that aren't too bad, but there are some pockets you should definitely avoid.  The rent/value ratio is attractive, but it's there for a reason.

I've used the thumbtack app to get a lot of subs out to a house, and a couple of them have worked out well.  It's great to meet some good contractors, but they all have a shelf life.  Every good contractor goes bad at some point (sorry to sound grumpy, but they've been extra frustrating lately).  If you haven't done any projects yet, you're going to have to test the waters on the first one.  Hire slow, fire fast, don't give too much money up front.

@Adriana Jimenez I would strongly recommend managing yourself if you're local.  There's no better way to learn how to find tenants, screen tenants, get a lease done, evict tenants, do a make ready, ect, than to do it yourself.  Property managers need to be managed, and if you haven't learned how to do their job, it's hard to manage them.  If you're really interested in investing for the long term with multiple properties, I think it's very important you manage them in the beginning.
