@Ian R. have you looked at where the East Side Promise Zone money has gone?  I haven't done a lot of research on it, but the news from last year, it didn't look like much was happening.  I don't want to be Mr. Negative, it just seems a little over-hyped.

@Mike Garland I'm a believer in the east side, I think it has tons of potential, but be weary of the announced projects.  Lone Star is at a halt now and there are other small developments announced a few years ago that haven't gone through. 

The Pearl is a beautifully executed mixed use development done by a billionaire.  I think some people throw around "the next Pearl" loosely. I'm excited about everything downtown and San Antonio in general, just be weary of the announced projects headlines and the hype.  Make sure it makes sense in the right now, future is icing on the cake.

I second Rick Pozos , get here, maybe lease for a year or six months and really figure out the market. There are plenty of investment approaches you can take to create cash flow, best to figure out what you want to do before jumping in.

@Jeff T. you should be able to get a list of small multis somewhere, I would mail them all instead of just mailing the run down ones.  I would send a letter a month for three months, then a letter every quarter.

I would take a shot at putting together a nice personal letter and sending it to some multi-family owners.  

It may get you absolutely nowhere (I'm sure the Austin market is flooded with mailers), but I think it's a good exercise to do some of your own marketing and go "on the hunt."  

I send out a "My wife and I love your neighborhood and were wondering if you are interested in selling in the future" for homes that we actually want to buy (I never like false advertising).  Response rate is always higher and nicer.  

You could also call property management companies and see if there are any owners that are looking to sell. 

Sounds like house-hack is the approach, this is how I would go about finding the hack!

@Jaime Segovia best way to find a good mentor is to take action and add value.  There are plenty of great things you can learn on here, but you likely wont find someone that will answer this with a yes and start helping you.  

Best thing to do is learn, network, find a deal, find an experienced person you like and figure out how you can add value to them.  Hit the streets, shake hands, and see where it takes you.
