@Enyi Ajoku Have an outdoor security camera system set up on the outside front & back of the property, as well as additional lighting. Notify all of the tenants, and let them know that you are concerned for their safety. Good tenants will be thankful, bad tenants will become paranoid and more than likely move.

@Chandra Whittaker Get your husband to read all of our replies. Get him to understand that you aren't alone when you make these investment decisions. If you have to move ahead with a higher rate, that is better than not taking action, as long as you are still making a decent profit.

@Samantha Klein Find a good trustworthy locksmith service, and get them to take over that issue. Give them the locksmith's number, and let the locksmith make the fee.

@Steven Pesavento Make sure that your insurance company will cover for that particular breed of dog. Some won't.

@Marcos Torres How many bedrooms does the home that you live in have? Are any of them empty? If so, bring in another roomate.

@Kevin Christensen Maybe you can do some of the things that she really likes, in exchange for listening to a podcast with you on a regular basis? The podcasts could spark her interest. Focus on what she likes, and make a deal with her!

@Tristan J. Yes, I do believe you could invest in a property in that area. I would start analyzing deals as soon as you get there. If the right deal presents itself, then I would consider it.

@Chris LumLee I totally understand Chris, and feel your pain! I tend to constantly update my contacts list, with property managers, and it's not a bad idea to call and screen a few, just in case this "trust" issue turns ugly. I am currently in the same boat my friend, and the waves can be challenging.

@Trae Floyd I would include Lake City Florida and other cities that are near Gainesville.
