@Jamil Rivera I actually had an opportunity to buy a single family house from Morris Inv. The home wasn't that far away from us here in Florida. It had a great ROI, but I wouldn't have felt comfortable in that neighborhood, even if I was wearing a B.P. vest...lol!

So, I found a different property that we felt much better about.

At the end of the day, I believe that you should analyze the deal, and do your due diligence to see if it's right or wrong for you.

The deal that I passed on, might have been someone's cup of tea, but if they are an out of town investor, I hope they have a great property manager that they can trust!

@Laura Williams California will always keep your taxes as high as they possibly can. I would sell the home in California, and do a 1031 exchange, for a multifamily property that has great cash flow and a good ROI.

I would then put as much as I could towards the principal of the home with the highest interest rate.

I would consider renting a room or rooms to roomates, or Airbnb a room at your house, to supercharge your progress.

@Alex Varner I have experienced this also from contractors. I have had good work performed even with paying 50% up front, but you will need to do your homework.

Make sure that he provides you with at least three references, and take the time to go look at the work and talk with the investor or homeowner that had the work done, and verify that his license is valid.

@Tina S. From a security standpoint, it seems like it should be on the inside of the home. Having it outside means that ANYONE can cut the power off to the home.

@Drew A Roque Pay off your student loan debt first, unless you are going to be house-hacking with roomates that are helping you pay the rent.

@Makala Lee-Norwood Keep saving your money Makala, and double down on reading real estate books, listening to podcasts, and attend as many real estate meetings as you possibly can in your area. You just might come across an owner finance deal, or someone that would be willing to partner with you on a deal. The more that you learn, the more options you will create for yourself as you increase your savings. When the right deal comes along, you will be ready Makala!

@Riley C. I say look for a good deal no matter what. There will always be distressed properties with value to add, no matter what kind of economy!

@Paul Stewart I would amend to the lease as soon as possible, that the tenant has to pay for regular pest control service.
