@Robert Carney Have you considered reaching out to all of the wedding/special event planners in your area? Renting your property for special occasions will provide you with the extra money that you need to keep the grass cut. Have you considered listing your property on Airbnb? Gainesville is a "medical" town, and you might be able to do short-term rentals with that property to people who own animals, such as horses. I would read over the 6 month contract carefully, and make sure that you understand it well, and that they are living up to their end of the deal. What is the asking price?

I would always try to pay down debt aggressively and think that is a great idea, but if you happen to come across an awesome deal, you might consider pulling the trigger as long as you have thoroughly analyzed the deal and done all of your homework. Sometimes opportunity knocks and you just have to take advantage as quickly as possible if you are sure about it.

Does Navy Federal Credit Union offer a HELOC on an investment property?

Make a list of the problems. Call the Code Enforcement for your City or county to see if anything they are doing is a code violation. If not, start looking for another place to live. Also try to negotiate with the PM to get out of the lease early.
