You might want to gather a list of property managers in your area, and call each one of them and let them know about your rental property.
 Alot of times they have people that need to rent. Just make sure that you vet the PM's before you decide to allow them to manage your property for you.

There is a carpet cleaning company named  "ChemDry", and they use chemical solution to clean carpets and deoderize them.

I would move the washer & dryer, have the home staged with rental furniture and drapes, hire a professional photographer to take some nice pictures and place an ad on craigslist. Maybe you could rent it short term?

Yes, I would want the best screening (poperty manager)  for my property, and I would be concerned about repair costs and tenant turnover. 

This could make the Jacksonville deal more attractive. However, you would have the convenience of being close to the home in Detroit, when you visit in the summer.

Since you are only 30 minutes from Detroit, you have the advantage of being close to your property. This is an advantage. If you buy the Jacksonville property, you will need to make sure that you interview several property managers and choose one that fits your needs the most. 

Also, what type of neighborhood are you looking at in Detroit? There are bad areas in every city, and I trust that you've done your research on the location of the Detroit home.  Jacksonville has bad areas as well, so the same will be true down here as well. 

I am looking to get my second rental home in the Jacksonville area in the future. I do have a few property management names and numbers if you need them.  Happy Holidays! - Toby

If you are using a Property Manager, get the BP Property Manager Questions form, and call several different PM's & find a better one!

There is a cabinet refinishing kit at Lowes & Home Depot. Combine this with new knobs (hardware), and it will look great!

Also be sure to get a QUALIFIED brick company to MATCH the pattern and color of your brick! My neighbors landlord had to paint his brick, because it DID NOT MATCH the color of the other brick on the home! It was same situation, a tenant hit the home with his vehicle.
