Hey Aaron,

To introduce myself, I'm a broker in the Bloomington-Normal area of Illinois. My only personal experience in REI comes from a few flips I did in the west suburbs of Chicago, but I've also helped a few buyers through multifamily purchases and am trying to move more of my business in that direction from residential.

 You've talked to lenders so you probably know what you can afford down and what your max purchase price is so what else is important to you? Every investor has their own list of criteria and idea of acceptable amount of risk per return. Figure out the ideal property for you and analyze every deal until you the one closest to it.

Hi,

I was considering a move into luxury real estate and came across some different websites offering different luxury marketing certifications. Does anyone know about these  and are any of them worth it?

Hi @Matthew King, I know this is an old post, but I had a question about the CCIM designation. When you say it was a worth getting, do you say that because of the education you received while getting it or because of the recognition or validation having it gives you? I'm a broker and want to transition into commercial properties specifically apartments. I'm sure I can learn most things I need to know through self study but with so little experience I'm primarily concerned about validating myself among serious owners and investors.

If you can get it under contract in the 5's I would say it's a steal and if you can afford it keep it yourself. GA's a hot market I know a couple potential buyers if you want to jv it DM me

The main one being left out is property management. That's going to be pretty significant about 5% of revenue. In a B class property the seller is probably expecting an even lower cap rate but then again it's a pretty old building do I think that 7-8M value is still about right. Do you mind telling me what they're looking for. Also 4% commission is pretty steep. On something this size 2.5% is the highest I've seen anyone charge for something in this range and I'm a broker.
