All the time. Mostly not because of the market but poor listings prices.

The short answer self-managing long distance is possible. 

Everyone else has implemented great plans and modes to just be a decent manager. 

5 things to consider 

1)Contacts - Accountant (person or software)

2)Contacts - Handyman 

3)Contacts - Leasing agent 

4)Contacts - Lawyer 

5)Contacts - Continuing education  (something always new in certain counties) 

If you are willing it can be done. 

Depending on how many rental units you have it might work if you only have a few just gotta screen for the right PM. Goodluck

Great insight. It's not always about the money. Communication & Clean Screenings are worth their weight in Gold. however, I still do think people will use this program as their cash cow until someone gets stabbed or ODs on their property.

Looking for everyone's thoughts here. Seattle, Specifically king county has just launched this package for landlords. The short end of this is that they are asking landlords to provide housing without the typical screening for the homeless community. Basically section 8 with fewer than ordinary requirements. Now the ethical part here is that you will be housing homeless people amongst residents who had to qualify normally. However, in this instance, you will have guaranteed rent. Genuinely want to hear everyone's insights opinions pros and cons. 

I believe this will work if someone was to provide an entire building simply just for this program. Which I have inquired about. However, I do think it may create waves regardless.

With most investors  self manging or owning property management companies themselves, how do you decide price per door for new clients? Thanks

Wanted to follow up with everyone I'm pretty sure my ducks are aligning this Bolt Creek fire is not helping but I spoke to the state and obtained the process to start my driveway project come spring 2023. I already have a framer on hand and a couple of GC that will be helping but the first thing is access + the current septic system will need to be addressed. however time and money as always.

@Nathan Gesneri use to manage over 100 doors pre pandemic. Things got shaky during the pandemic and alot of them sold or doubled down on expenses. However I kept showmojo because it worked so well for me in the past. I’m going to refocus on my photos and lower my price in the coming days.
