Has anyone started to see prices come down?

Hi all. I am looking for good investment properties and in my area it's really hard to find positive cash flow (Central Jersey). So I've been looking out of state, mainly in Texas and Florida. Has anyone noticed prices coming down in their area? What are the good up and coming areas to look into?
