With most investors  self manging or owning property management companies themselves, how do you decide price per door for new clients? Thanks

Quote from @Wesley W.:

Right?

When you look at big markets, they often charge some pretty outrageous fees to Landlords and Tenants. $100 application fee. $200 tenant charge to sign a lease and a full month of rent charged to the Owner. If I were the only one charging those fees in my market, nobody would come to me and my business would fail.

Landlords are penny pinchers. They think the cheapest PM fee is the one that makes them the most money. I charge more because it enables me to provide better services, which puts more money in the Landlord's pocket. However, if I charge too much, the penny-pinchers will simply choose the amateur manager that charges 2% less.
