@Julie Marquez Nice! I admire the hands on work for your rentals. Do you ever have a hard time finding tenants or do your rentals usually rent quickly? Whats the average wait before you think about buying a new multi or SFR rental? Also I will be playing devils advocate here, do you have any stress going out of town for vacation, etc? Thanks again for your input.

@Julien Jeannot So you have hired PM for your out of state units and manage the ones personally while in state. Is that going to change as the years go on or does it keep you fairly busy throughout the weeks? Thanks for the advice! Happy hunting! 

@Lane Kawaoka I disagree 110% with your response. But thanks for your input. I can provide you an example of a lazy question(s): "What is a rental unit?"  Or "What does a duplex mean?"

@Timmi Ryerson Are you talking about Pebble Dr? Did you finally get out of rentals all together and you are just mastering the business side of the arena? 

That is unfortunate that you had to deal with such a poor PM experience. Sounds like you still came out on top. I will Private Message you more about your software as I am personally curious. Thanks.

Anyone interested in Multi-families in Seattle- Everett? There has been great opportunities and even better chances to do home hacking. Any others doing anything similar in these areas? All the way up to Arlington even? 

For the owners managing their own property what are the Pro/Cons?

Also how was your experience shopping for an actual rental compared to your first home?

For the experience multi-family owner, what are the three main concepts to look for when buying a duplex?

Hey guys 

I have a pretty general question about leasing / leasing agents. Whats the most effective way that you pay your leasing agents? If you are leasing/owner let me know how you guys tackle this particular issue, if you are away and have something on the market. I hear NY pays their leasing agents based off commission as if they were real estate agent brokers. Anyone on the west coast have this issue or challenge? 

My situation wouldn't allow leasing agents to sit for 8 hours. I like the fact they can free roam and gather tenants and get paid based off a commission only. LMK!

Read and study. If you do get your REL then you can make some profit while you study. There are tons of different avenues to go into real estate. it all depends on what you are trying to accomplish or what goals need to be met. I highly suggest a journal and a whiteboard to keep your ideas fresh and your gears cranking.

Are you planning on being a landlord or a roommate? Secondly numbers wise what are your goals? How about some multis? Like a triplex or four plex? 

The market in North Seattle/ South Everett is definitely competitive at this time. Esp for buyers at the moment. With so many transactions happening daily you do not want to be in a situation where you pay top dollar for a property and the rentals go down. Not saying that's going to happen  anytime soon. Just how the roller coaster tends to go. Seattle is always impending innovative forms of transportation which can cause a slight increase in your property. But again how can you bet on this variable alone. So many factors, so many options. Good luck hunting! 

Again Check out your options, understand your numbers, and figure out how you want your cash flow managed.
