I am gearing up to hiring an IVR company to filter my calls for my apartment buildings. I know I will be getting a system soon. However, I would like to know which companies have you used or using? And your experience, price, etc. Let me know guys/gals!

Any recommendations in regards to vendors in the UW area. I am having terrible luck in finding someone who works on coin-operated laundry machines.

@Reed Huddleston Network with a few genuine brokers out there. Let them know what you are looking for. Tell them what your standards are and tell them to look for some off market if possible. That's the best way. I'd help if I was in Vegas.

My colleague chases prospects those who have been in their house for 10-15+ YEARS. Not all the time but sometimes this can work depending on the area. Good luck.

However this just gets you into the door to spark a transaction. Depending on the condition on the house it may not be a great flip. 

Also if taxes are due or late this can be a key sign that there might be a financial burden forcing the sell on a house that is not kept up.

My first question are you ready for the repairs that will surpass that initial $2500? Also are you going to be renting out that extra unit or living their yourself?

Being that I am in Seattle, $115K for an operational multi is amazing. Without knowing your market my opinion is solely based on the numbers and the current occupancy. 

I would go ahead on the deal.

buy rental units outside of state hire a property management company to handle your units. Audit the market and your units bi monthly.
