@Ted Klein If you are looking for duplexes directly around the sound you are not going to find much. Driving for those off market deals will work. However, most of them have either been contacted already or they are still accepting the fruits of their rentals. Your best bet is to start expanding north & South for those duplexes.

I'm 3/4 away from pulling the trigger on purchasing my first duplex. My background is property management and I enjoy the service it provides. My question is, Savannah GA a fruitful area to invest in? How are some duplex owners doing? What are the best-worst communities to check out?  I am asking for your opinions, Also if there are any out of state investors out there that invest in Savannah please reach out.

Thanks

Hey Guys! I am a local Renter in Seattle & RE Broker!

Just a heads up that I have noticed a few rental listings have placed some phony ads up on craigslist & other rental sites. Stating they have a rental property available for an extremely great price. They respond via email and give you the run around as if they were owners or property managers of the home. Seems legit until you actually check the facts of the home.

I know the majority of us own rental properties and self-manage or use property managers but this can be productive information to those of you that are landlords or looking to begin picking up rental properties. When you are listing your property it's very important to produce the unit in a very formal and professional way. Just posting up a picture of the exterior of the home can actually derail the perfect tenant from contacting you.

This might be a redundant post but every few times it's a good reminder that they are leeches out there trying to make a few bucks on your property without your permission and end up scamming good people. If anything Google image search is a good way to see who is connected to your property. Also learning about your demographic or your market can help guide the perfect tenant towards your rental. Most of these rental units go towards people who refer them or get with an agent and post on the MLS.

Hello All,

Marketing involves strategic planning & Prospecting is very aggressive. I have been lurking on this website for quite some time. Within the last year, I started working as a  full-time broker in Seattle, WA. Is there a stigma out there that agents & investors cannot work together or am I just not finding the right clients? I don't mind driving for dollars or hunting the right property. Or even assisting a group in purchasing their first rental. Any ideas or social events will help.

Thanks

@Jamal Mitchell there is no "easy way" It can be fun & exciting but mainly it's about networking and networking & some more networking. Most importantly find a brokerage that is able to train you. Also what exactly do you want to do in real estate; Focus on rentals, buyer & seller transactions? When I first started I immediately signed up with a small boutique that offered 0 training but 100% commission.

Now that sounded real nice. However, I noticed real quick I wasn't gaining traction with anyone. Some soul searching went on and I ended up switching to a different brokerage that allowed me to obtain some training and offered great advertising for practically the same monthly cost. Now my goal is to return the favor and hit my monthly & quarterly goals. I would recommend that as well as trying to pull the trigger and goal full time when you and your wallet are ready.

Hope this helps goodluck!
