@Karen Margrave

I have been a lurker on BP since almost it's inception. I was just cutting my teeth on the real estate game then, and found it after searching for answers to an investment question. I was surprised by the amount of knowledge the site contained and the experience of it's members.

Undoubtedly, BP has saved be from many mistakes!

Thanks Josh!!!

@Chanté Owens I hope you can make it! Feel free to swing by at anytime!

One last call to anyone in the Seattle, Bellevue, Kirkland, Bridle Trails, Lynnwood, Everett, Tacoma, Olympia, Renton, Auburn, Federal Way, Ballard, Vashon... And even as far away Bellingham!!!

  A great time with good food, great drinks and even better company!!!  See you all there! If you have any problems finding our group, just give me a call. My number is 206.849.5730!

Just ask the hostess for the BiggerPockets group (hint- we will be the ones having all of the fun)!

Hi All!

   I am extremely excited to see all of you again! And it looks like we will have a great turn out!!

XOXO

@Joe Belanger

  'Reserve' money is just that, it is for reserves. It is not for appraisals, inspections, earnest money, homeowner's insurance or anything else. It is money the bank has deemed you must have in reserve should the unexpected happen.

   The bank is going to be checking your accounts and credit repeatedly throughout the home-buying process. Anything that deviates from your initial financial 'picture' will be heavily examined and may throw your loan into jeopardy.

Replace the money.

It becomes 'yours' again (to do with as you wish) upon close.

Chalk this up to a learning experience!

@Wendy Vaidic

Congratulations on your success! Have you considered doing anything other than fix or flips?

Welcome to BP!

@Neil Anthony

Welcome to BP!

I am a little late to this party! You have already received some great advice and you have a wealth of information in your own backyard. I would highly recommend attending @J. Martin  's event. It will give you chance to make valuable connections and ask questions of other successful investors!

Good luck!

@Bobby Valcin

 Welcome to BP!

    In order to get the most help out of the site, contribute to the forums and listen to the podcasts (even the ones that don't pertain to wholesaling). It is important to look at the whole of real estate in order to be successful. Knowledge is key to understanding and determining your value to other investors.

  I would recommend networking within your local community with other investors and wholesalers to build your business. A site like BP will not automatically drive business your way, you have to get out there and build your business the old-fashioned way- through hard work!

Go get 'em!

@Troy Fisher If my dad was in attendance this may be the case! Fortunately, I recognize that everyone makes mistakes! ;) I can overlook that you are Coug... But you are in the DAWG house now!!! Haha! I love my bad puns...

Ahem, onto more serious topics... I am so excited to see so many fellow Seattle -ites coming out, and a special applaud to those of you that are traveling from far away!

@Eric Blanchard I was in your neighborhood last week. Absolutely beautiful!

I am looking forward to meeting all of you!
