Washington State Official BP Meet-Up

@Brandon Turner and I have joined efforts to bring the BP community together on October 16th!  We will be meeting at the UW Ram (go Dawgs!!!) in Seattle at 7pm-10. So anyone located in the Seattle, Tacoma, Bellingham, Olympia, Aberdeen, Portland (if you like driving!) or surrounding areas of Washington State or Oregon... and want to come hang out, get some good food, good drinks, and have some good conversation... let's do it!

Respond in this thread if you can make it. I look forward to hanging out with you all! Also - let me know what town you are coming from!

@DJ Cummins Realtors and MFH owners are likely to overinflate their revenue and occupancy rates, while decreasing their actual expenses. Anything to bump up the property's perceived ROI! Definitely require documentation of all claims to protect both yourself and your investment.

1. Trust your gut- instincts were developed for a reason.

2. Educate yourself- listen to the podcasts, read the books mentioned, research your market, make it a point to reach out and connect with others in your area who are knowledgeable, ask questions and learn from them.

3. Take action- even if you mess up, even if you are scared, take that all-important first step. Most importantly, when you make a mistake (and you will... we all do), learn from it, forgive yourself and stand back up!

The key to success in real estate is determination and perseverance. It truly is that simple.

Call out to South Sound Meet-Up and Tacoma BPer's!

   There has been a change... As those who know me can attest, I am stubborn when it comes to following doctor's orders, especially when it involves staying in bed!

As some of you already know, I was rear-ended over Labor Day weekend. I discovered yesterday that my injuries are much more significant than the doctors first thought. I am on bed-rest for the next week and will be unable to attend the meet-up. 

Right now, I have left it up to Stacey Olson about whether or not she wishes to hold the event.

We did have a chance to make some arrangements over the weekend. I have included the details below:

   In your state it is clearly legal to access a tenant's premises for non-emergency reasons with 24hrs notice, as provided by the Landlord-Tenant Code of Virginia. Here is a copy of the law (as if you needed any further proof!):

§ 55-248.18. Access; consent; correction of nonemergency conditions; relocation of tenant.

A. The tenant shall not unreasonably withhold consent to the landlord to enter into the dwelling unit in order to inspect the premises, make necessary or agreed repairs, decorations, alterations or improvements, supply necessary or agreed services or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workmen or contractors. The landlord may enter the dwelling unit without consent of the tenant in case of emergency. The landlord shall not abuse the right of access or use it to harass the tenant. Except in case of emergency or if it is impractical to do so, the landlord shall give the tenant notice of his intent to enter and may enter only at reasonable times. Unless impractical to do so, the landlord shall give the tenant at least 24-hours' notice of routine maintenance to be performed that has not been requested by the tenant. If the tenant makes a request for maintenance, the landlord is not required to provide notice to the tenant.

   I don't believe the tenant is doing anything illegal, but rather just do not want you in what they view as their home.

 It looks as if you have a consensus here... Keep a reliable tenant in place and raise her rent by $25. It is a win-win.
