So many pros and cons of all cash purchasing. You can choose all cash to save on interest and also have instant equity in your home and eliminate the risk of foreclosure. But on the other side, paying in cash makes it more difficult to acquire new properties. 

I used Venmo before for my rental property but the transaction limit really annoyed me and it's hard to track my rent. I now use Tellus and it's designed for rental property so the rent collection feature is really awesome, my tenants pay me through their app and I can track every incomes and expenses now easily in the app. 

I'll recommend Tellus App. I use their app for rent collection now and my tenants pay me rent every month in the app so that I can track rent roll and other expenses and incomes related to my property. 

First you need to search the short term rentals around your neighborhood and see how they work and decide if your location is good for short term rental properties.

To search a profitable real estate market, you have to search the demographics, the overall economy, and the job market, also the ROI metrics of the city. Other things like the neighborhood amenities also matter.

If they pay late fee, and keep my property in a good condition, I think I can accept it.

That's why I use Tellus for my rent collection now. I always felt awkward when I asked a tenant to pay their rent before I use Tellus. It gives my tenant a reminder before payday and also automatically charges late fee when they pay late. Avoid a lot of embarrassing situations and now I don't need to think about how should I ask for rent.
