Hi Shawn! Welcome to BP and I believe you can learn a lot from here. BP has a lot of useful resources and professional people you could talk with. As for the minimum account, it depends on what kind of real estate property you want to invest in. Don't get trapped by finance, you'll always have a bunch of financial options to choose!

I probably will take this tenant into consideration. When choosing tenants, my priority is honesty. This will help reduce problems. She accepted a higher security deposit and this will guarantee your benefit. You can first sign a contract with a trial period with her. If she is nice, you can renew your contract.

I name them by streets. Street name is more accurate and easy to distinguish. Obviously I will not invest in the same district.

@Thomas Hayworth Thanks! All your ideas are great and I'll give tellus a try!

@Marc Winter Thanks Marc! That's very thorough and I'll take all of your points into consideration.

@Leah Stuever @Rachel Foster @Nick C. Thanks guys for all your quick response! I'll give each one a try.

Hi guys,

How do you screen your applicants before renting them an apartment or house? What kind of criteria you'll look for and what platform you'll use?  Any advice would be great appreciated!

Charge late fee and if that even worse, eviction ASAP

@Travis Holmberg Thanks for your advice Travis! I decide to find a property management company to help me now.

I have a free house now, ready to rent. This is my first time renting a house. I also love the house very much, so I have a higher demand for tenants, but this also leads to a long time vacancy. Should I find a property manager?
