Make sure you provide the notification correctly. Deportation must not be delayed. This will be a good learning experience. At least once they receive the eviction document, the tenant knows that you are serious and may start packing.

If they ask, I will install a door, because it is a reasonable requirement and expectation in most cases. They don't ask you to change the countertop into granite, they just want to be in a room door that usually has a door. I think this requirement is reasonable.

I manage my rental property through an app called Tellus. I use it for all the property management stuff now, including marketing listing, screening tenants, rent collection and keeping track of all the financial reports. Maybe you can have a try! 

A lot of good stories here and I've learned a lot of these good stuff.
