Try Tellus and I believe it has same features and their customer service is great! They always response me really fast and help me out. I use them for all property management services and everything goes so well. 

I use Tellus for rent collection and I like using software to manage my properties. 

Some of my ideas are garage door replacement, manufactured stone veneer, kitchen remodeling, siding replacement, entry door replacement, window replacement. 

Sometimes I feel awkward when I need to ask for late fees from tenants so now I'm using Tellus App, a property management software, which can automatically charge late fee when the tenants miss the payday. It can avoid a lot of issues and save you time. 

I only accept online payments now since I'm tired of tracking all the payments on a spreadsheet and sometimes I would mess it up. Tellus App is my rental collection method now. 

These are all great input! I'm also considering airbnb my property. 

I will not use Paypal or Zelle since rent payments are hard to track or they have transaction limits. I use Tellus App for my rent collection. Tenants pay me online and it generates statement automatically so that I can check all the incomes and expenses.

You can first try different social media platforms first and see which one has the best result and drives more traffic, then you could put more effort on those specific platforms. Remember that you should always clear your goal and target audience before you start.

Have you tried organic research and SEO first? After you have tried organic and gain leads, you can give FB ads a shot. 

If you think a letter could explain all the details and also make a good introduction, you can mail a letter. Sometimes meeting them in person and introducing myself make me feel awkward.
