Agreed with @John Underwood I don't think age is a problem. 

@Steven Gersch I'll definitely recommend Tellus to you. I've been using it for my rental property for a while and it helped me post my listing on a lot of popular websites from where I got a bunch of tenant leads. I used their screening service for the potential tenants ( and the service is totally free). My tenants now pay me rent through their app every month and everything goes well. It generated financial reports automatically which help me organize my property. They can also handle maintenance and find handyman for you. 

@Shannon Brill I think Tellus will be your best choice. I've been using it for a while and they helped me post my listing on different websites, the potential tenants used screening platform and the screening is totally free. After choosing the best tenants, they pay me rent through the app. No matter what kind of incomes or expenses related to my property, I can easily add that in the app and track all the financial reports. Try it out! 

What is the content exactly in your lease? Usually when there is illegal activity or violence it can start the eviction process in advance and accelerate it.

Have you used Zillow for listing? I have a new listing on their website but they messed up my photos and descriptions. 

Normally speaking, I refuse pets. But I found that usually “accepting pets” clause will raise the possibility of more tenants. So I accept pets if my tenant can show me the pet and put down on the lease that I can keep the deposit if pets cause damage.

No you, as the landlord, have the right to say no to pets. But you have to consider it seriously, coz no-pet clause always cause tenant losing. You can accept pets by collecting high deposits and list regulations clearly.

There's no need for you to live in your investment property. Do more research and gather a great team.
