Advice for new real estate investors

I am trying to get into the real estate business of buying and renting out single family homes. I am very young, 19, and have a very well paying job for my state and age. I’m looking to invest my money into real estate to grow my assets column. I am looking for tips on what to do just getting started that you wish you knew when you were just getting started, such as how to find good deals, what to look for in a property, and finding good tenants. Any advice, good or bad, would be greatly appreciated. Thank you for your time!
