@Joe Splitrock I agree with you. Disrupters will change every business sooner or later. That's why we are changing the focus of our company in 2021 as technology is allowing us to do things differently. Only time will tell if we are right but you have to reinvent yourself once in a while to adjust to change.

@Matt Nico my two cents on this,;

As someone who used to have a decent presence in the vacationing areas of Florida, I found that most HOAs are run by people that must be related to Hitler as their demands can be mired in minutiae. They can be unrelenting and focused on small and will feel like a swarm of mosquitoes. Out of 14 HOAs, only 2 were fair-minded toward owners and 0 high-rise HOAs were in that category. They just have too much unbridled power and have nothing else to do in their life.

@Kyler J Sloan your idea is a great solution as you have 0 out of pocket and the seller gets 100 (300 from bank - 200 owed to bank). Go for it if the seller will accept 2nd position.

@Kim Hud you can do it if you have a portfolio of past home renovations. It will allow people to see your quality, but in the beginning it would be hard.

@Jove Kuang just have the ownership and sharing percentages different. For example have a silent partner have a 5% ownership but share in 10% of the profit. Just set it up properly in your operating agreement. I this manner, you can own 50% or more and meet their requirements.g

@Joanne Tsai as someone that has invested along the I-4 corridor for years from Palm Coast on the east side to Kissimmee to Riverview near Tampa, I would choose Wesley Chapel because the economics work better. I am even looking for Lakeland properties myself but I never find one that just jumps out to me. I have better luck in the communities I mention above. As someone that has invested there, I also caution your purchase down there as there is a lot of crap and a lot of hucksters.

@GP G. If I assume your credit is good, then open another card with 0% introductory interest and do a balance transfer
