@Nathan G. In all my years of being a landlord, this has never happened to me. I think it is because of my lease clause #14:

As a tenant, you are not allowed to die, become incarcerated, get sick and go to the hospital or abandon the property in any other way.

@Jake Drappi as someone who syndicates properties with my group of investors i can tell you that you will have a better roi if you do it yourself in the right manner. Why you ask? Because of the additional costs we incur and the extra hoops we have to jump through. Of course, if you buy into a very large project, you can get a better roi, but I'm talking about sub 2.5mm projects as that's the largest we do.

Also, you will gain great information by doing your own properties which is something you will miss with big syndication or turnkey properties. Just look at the numbers and make an intelligent decision. Don't forget to factor in your time as that is important too.

@Rick K. As soon as society has solved the inoculation problem, inflation will roar into the economy. My estimation is 2nd half of 21. But it will get larger and larger over the following 5 years. No stopping it this time due to all the central banks issuance of expansive monetary policy.

@Tyrone Marson if they look distressed that can be as good as vacant. At least you don't have to spend time looking for the owner. Approach then and work magic.

@Eric Carr you are spot on. Many things change over time. Many people on this forum believe in real estate fully and never saw 2008-2010 coming. Also, I wonder how many folks know that real estate is the number one way to launder money? Bitciin is simply more liquid. But that's another post for another time.

@Nic S. Think about grouping your duplexes into a separate llc. Find some investor that would like to buy into the properties after you give them pro forma and actual accounting. In this manner you may be able to replace your negative cash flow with the influx of new funds. I have bought into many other investors problems and have helped turn then around. Of course, it depends a lot on your new investor and the degree of your problems.

@Frank Maratta As someone that had a 3 state accounting practice i now use Peachtree Accounting desktop for the reasons @Bradley Niemiec said. Cloud versions cost too much. My software program is only available now online as Sage Cloud 50 and I wouldn't use it. Desktop is the only way to go when you have multiple companies, various LLCs and different investor groups. Therefore, while I don't use it, I can see the value of using QB desktop.

@Ryan Copeland IMHO, all hard assets are increasing in price and selling quickly due to low interest rates now AND the inflation wave that will show up pretty soon. It doesn't matter if it is bicoin, commodities or real estate....they are all on the move.
