@James Wise I had a lot of respect for you and your firm until this comment. Sub2 isn't illegal and it is just another tool that can help a seller quickly. I've completed 3 Sub2 homes and each seller was grateful that I took care of their needs. It can be wrong if the buyer doesn't fulfill their obligation, but that's another issue.

@Hugo G. Just give them a $3500 bill since they caused the fire. Assuming your lease says something about this issue.

@Joe Villeneuve I'm going to go on the record and say watch out for 2024 - 2026. I say this because there are so many macro issues with economy that the piper will have to be paid.

But if you're flexible with your investment plans you can still prosper. Cash will always be king. Access to credit, if available, will always be queen.

@Ray B. I am only going to comment on the pictures as I don't know the area to intellectual comment on other aspects.

I don't like a black refrigerator in a white based kitchen. I also don't like your green counters. Lastly when you take pictures remove the clutter in front of fireplace as they are meant to convey a image of the home.

If looking at your pictures, I would pass by the opportunity to look in person. JMHO. Sorry.

@Syed Shah We standardized on 2 color pallets depending on its characteristics. One is a beige wall, white ceiling group and the other is a grey wall, white ceiling group. We also try to find a singular wall to paint an accent color. Usually a blue, maroon, dark tan or dark grey depending on t H e color group. By standardizing it allows you to fix tenant mistakes much easier and cuts down on costs as you are using paint you may have already bought. Going into 2021 we are going to add a blue wall, white ceiling group as a third option. All of our paints are Behr paints found only at Home Depot. In this manner, mixing and sheen will always match the best.

@Chris Svendsen Don't be happy your losing money but be happy you have grown your equity. I used to own a car dealer and you did make money based on your buying prowess. Same thing with property...you make the best deals based on the price you acquire.

@Brad Campbell i have used the llc format for every property we've bought since 2001. However, I owned a multistate accounting firm and we sometimes overthink the process. Being much wiser now, I would agree with @Greg Scott. But I would still use an llc for any property we have an equity investor.

@Chris S. Explain to the tenant the problems there are with the fireplace and your afraid of a fire. Then buy an electric insert for that unit as well. Have them sign a declaration saying they know the fireplace is not usable.
