@Ivy, please let us know.  I am a realtor in Md.  and haven't heard nor seen anything like this.  I know they are cracking down on people who go, put a contract on a property, and if they can't sell it prior to settlement, they don't perform, which leaves the seller in a bad place.  You must have the means to follow up on that contract, whether you wanted to wholesale it or not, and can't say "oh well" couldn't find another buyer.

I have a meeting up in Annapolis, shortly, will ask about this and see what I find out.

@Laticia Braxton, Laticia you gave great advice!  Robert I would highly suggest you talk to  an experienced insurance agent.  Some of the insurance companies consider this commercial insurance and do not offer it, or so that it what they told me.  Good luck!

Welcome @RobGriffin to BP!  I may have to think about Baltimore a little more, there seems to be a lot of deals there, I just don't the neighborhoods very well, and I know they seem to change from block to block.

Good luck on your exam!  I, too, was an agent long time ago, but grit my teeth and went back to get my license again! LOL  There are so many perks being an agent, just be sure you disclose, disclose, disclose!

Like when I took the exam many, many years ago, it seems still the same, nothing like real life experience!
