Welcome Jack to BP!  As always the other members gave very good advice.  I have to laugh, I haven't figured out the "tags" yet! LOL

Charles Parrish had good info, but the members are correct, you can be on one block and go around to the next block, and wow, quite a difference.

Charles Parrish has great things to do when you are an agent.  This is my 2nd time getting my license!  I had the 1st way back when (cave time!).  However, now I know the investing part, and I'm sticking with it, not as a working real estate agent working with buyers, which was my goal the 1st time.  There are expenses, but the networking with all those agents, priceless!

Hi Eddie,

Its kinda like saying "yes, Virginia, there is a Santa Claus!" 

With a private lender you can get 100% purchase/rehab.  With a hard money lender, "no".

You have to build relationships with the people who could lend to you, show them the deal, what they will be making, and wham! its done.  A little over simplified, but it does work.  You need a portfolio to show them, what you have done, and that you are making it happen.
