Maryland does not recognize squatters, they are "trespassing".  However, I agree with all of the above, get a lawyer and have them file the necessary docs to get them out of their.

Wow, you got a lot of good advice.  That inner voice of yours you need to listen too, if you feel it is bad after doing your due diligence, then back away.

Since you are a new investor, I would stay close to my own home, until you get more confident in what you are doing, not that you aren't.  It makes life easier when you first start out.

But, with that said, Texas is a good investment in some areas.

@Russell Brazil comment above, here in Maryland, the Homestead Tax isn't done until you own the property and must be owner/occupancy. You need to fill out the appropriate forms to apply for it.  Investors do not get that because it is not their primary residence. 

You are in Michigan, and I do not know the laws there, but you can call the tax assessment office and if they can't help you, they will direct you to who can.

I too have a problem to find a contractor that does quality work. Your reputation is on the line when you are flipping houses, if it is crappy work, it will come back on you and your company. I only work with contractors that are licensed, bonded, and insured, just to protect my "assets". While I won't pay the Harry Homeowners prices for a rehab, I feel that the contractor is a very important part of me making money also, so I don't mind paying a little extra or even working a JV, we both have skin in the game, and it is a win/win for everybody. Just saying...
