Looking to invest in small apartments

Hello BPers...

I've found a partner, and now we would like to build our team...I'm interested in small apartments (5-15 units) 

Budget as of right now is 60k-70k which should get us a down payment on a property $300k-350k...

I'm looking at Atlanta (and close surrounding areas) and parts of Philly because I have family there and though I live in NYC, the numbers don't work for me (unless I find a hidden gem)...if anyone knows any good brokers/agents in those areas please let me know...or if you'd like to share any good advice and ideas, I don't really appreciate it.
