@Jake Marinko Have you already found this MFH? How much longer is their lease? I would ask the former landlord questions about why she/he is selling etc. It may give you bigger insight if it is because of the tenants or something else.

@Tammy Barrand You'll have to become her POA if she's already in. I don't any other details but I would ask lenders what information they would need. Im sure they will be worried about the payments being made.

@Jeff Cliff I don't know the best way to draft the lease but I would have all three tenants on the lease.

@Colin Simon I have not dealt with this before but there is definitely a chance! There is no way to eliminate the exposure. You could reach out to another contractor to ask their opinion.
