@Anthony Hom You can ask the seller why they are selling and what the tenants are like. Some landlords could strongly dislike the tenants so they rather sell, sone sell their properties so they can invest into something bigger. So many reasons, but I would definitely ask about the tenants. You don't want to get stuck with tenants who are not paying.

Today she posted, "I announced the RELIEF Act, a bill to ban evictions and foreclosures for renters and homeowners for a year—and prohibit landlords from raising the rent during this health and economic crisis. Housing is a human right. It’s time we treated it like one."

"The legislation, which Harris plans to introduce next week, would ban evictions and foreclosures for a year while giving tenants up to 18 months to pay back missed payments. The current federal ban on evictions — which only covers the roughly 1 in 4 rental units in the country with a federally backed mortgage — expires July 24."

@Bobby Dini Ask the seller ASAP, it would be horrible for you to buy a duplex not knowing if you are actually going to get the cash flow you accounted for. You could also ask the tenants for an estoppel certificate, then you can make sure there are no defaults.
