Advice on purchasing second investment property
So I am about to close my first deal.. FHA owner occupied Duplex.. I will be breaking even on this deal this first year and expect to net near $1200/month in a year.
I still have $15 k after closing and am super eager to find the next deal!
What is your advice on my next move? Private money to BRRRR.. conventional .. partner ..? Im ready to makes moves and am confident in my ability to find deals.. I just want to be ready to pull the trigger with the best possible exit strategy.

@Clinton Ide & @Kenneth Garrett, I'm in pretty much the same boat (bought a duplex in Feb. with an FHA loan and looking to purchase another property). I need to reach out to lenders, but the money I have saved up will not qualify for a conventional 20% down payment. I'm really just looking for advice as to finding private lending in order to make my next move.
