You are saying "I want to stop the trustee sale so I can present a short sale offer. And the sale is in 5 days, right?"

Obviously you don't want to pay the full value for the property otherwise you could pay the loan off. 

Even if the bank agrees to go ahead with the sale, short sale does not take just a couple of weeks.

As for the question of how to stop the sale.......""""I have seen...but I don't recommend neither would advise...."People have filed a BK application and that stopped the sale for one- two -- three months"...have the seller talk to an attorney.

Very difficult.

@Kian Golchin The company your asked for their are a hard money lender. You can purchase TD's from them and they service it for you. 

All I can tell you from my experience in purchasing notes, you have to have enough equity to keep you safe at least 30-40% and a borrower with a long enough time that you can see their ability to pay, DO NOT BUY SECONDS.  There is also another company in Laguna Beach, I forgot their name. They do it. 

Not a bad deal.

Please ask the Realtor who is selling it for you. In their MLS they might an option that allows them keep the property on the market to get more offers, they accept backups, while negotiation is going through or escrow is going on.

I like @Aaron Mazzrillo  answer, however, please be watchful on Craig's list. absolutely check the ownership. There is a lot of easy to believe deals that comes through it and it is scams. 

Be extra, extra careful.

Always, answer the counter offer with the price you can offer. Here is what happens, Let's say they can not take your offer. But the clerk in charge gets to know you, believe I have had situation that HUD called and said, this one property gone through the system 5 times, can you make it happen at this price. Go look at it and send me an offer for this price ASAP.

What happened to you, was they dropped the price and you did not know about it, than someone else took the deal.

Soon, someone will create a data scraper that it will go through their site and look to see anything changed from the day before than send you an alert for those.

Yes, it is a great idea to use it specially if you want to resell the property you can make that report available with the improvements you made.
