Just a suggestion, I don't know it applies to your circumstance or not.

If you are planing to make private loans as business, make sure you understand and abide with the lending guidelines in the state you operate.

Look for obituary leads that will tell you of potential up coming properties.

Champion, Make sure the title company can insure the Sharif Sale Deed. In some state, the title company does not give full power to Sharif Sale Deed. 

In other words a Trustee's Deed is a lot more powerful than a Sharif Sale Deed. We had a situation  that after we purchased the property on a Sharif Sale, we had to go the owner who lost the deal and  get a deed from that person by giving some money to the person. Just so the title company could insure the title for us on the resale of the property.

Commission go under the Tax Id that holds the license. if a Corporation has a Real Estate license commission would follow that tax Id.
