Yes, very difficult as I hear from others. Almost the only time you find a deal on MLS is a short sale that can only be represented by the Listing Broker and I am sure they have a long list of investors to give the deals to, and no matter what it is still a short sale and after months of waiting the bank will decide. So that does not seem to be a very good resource.

Have you tried absentee owners? Do you have a way of getting a list with equity?

There are three parts into a successful Real Estate business for an investor.

A. Learn to purchase right

B. Learn to Fix the property right

C. Learn to cell the property right.

Having a license will open doors of getting more education as to how to sell, you have more access to sales trainings. Ultimately it is up to you how far you want to take the business. If you want to do one deal a year or hear or after. You don't need a license but needs a good realtor that can tell you what can sell what you are trying to purcahse. 

This is what I did, I worked for RE/MAX 1989-1993 I listed and sold over 500 houses, I went to any many seminars as I could go. 

Finally, when I switched to being an investor. The ability to sell is what saved me. when I bought deals that were marginal. 

So, you just have to choice what is it that you want to do with Real Estate.

Stay around price range of 300K or bellow. If your market place allows that. Your money will go a long way.

May I give you one small tip. do this, copy and past the addresses on Zillow and let that be a preliminary indicator for you. Remember zillow is off 60% of the times even with their own estimate. But If i have to check 50 properties I will do that first.

You have to file a quite claim deed with the recorders office make sure you specify you are still the owner and so you do not pay "Transfer Tax"

have the listing agent offer 3% commission plus 1% bonus on an acceptable offer.
