Here is your answer, "I do not write long answers because of my English." There is not a  difference between a buyer or a seller for a $50,000 condo to a $10,000,000 one other than the price. The objectives are the same and it does not change by the number of zeros. 

Suppose I know you own a 250 unit apartment building here is my letter to you.

Dear Mr. Micheal Wolffs,

Would you consider selling your units located at:

18445 Pismo Beach, New Port Beach, Ca 91334

to us? We are prepared to make you a cash offer.

Suppose you I have a property sold and my money is setting in a exchange waiting for a property to do 1031 exchange, I would send  this letter.

to us? We just closed escrow on the sale of our 138 units and our cash is setting in exchange company waiting for us to identify a purchase. If you are in the market of selling your units, I would appreciate a phone call, time is of the essence for us. I might be reached at: (999) 888-9999.

My dear friend every investor should have a Realtor Mentality and every Realtor should have an Investor Mentality. You are on the right tract.

Dear Friend for all the years of buying, fixing selling, I learned never to take a buyer to a deal that I have not close it. UNLESS you know the person very well. Seller who feels he can get a lot more will find 1,000,000 ways to get out of the deal. 

It is best you close the deal and than show the property to the potential buyer.

@Jeremy Carl First thing first, 

Get a saleable listing, sell it, tell the world about it and get more because of it. 

Keep doing it, until your capital grows and when the right deal comes you will know it. There is not shortage of sellers or deals!

@Christine L. I totally understand that you want to make this a fair deal. Also no one says you should not get a good deal. My advise to you as someone who has done this hundreds of times with all kinds of circumstances is to be extra extra cautious. 

Do not give any deposit whatsoever outside escrow, do not release any money before close of the deal. You need to get possession at the close of the deal. 

If you came to term with these sellers I be happy to look at your paperwork, you could send me a copy of your contract on a  PM, totally up to you.
