Renew Lease or Find New Tenant

Should I renew the lease of a tenant who pays BUT always pays late. I do always get my money but sometimes close to the EOM which means the next month is naturally going to be late? 

Our job is to be servants while building wealth in the process so I feel stuck in the middle. 

The other part of me does not want to turn over a unit at this point in time, being as though I'm finishing a rehab elsewhere.

I would let the lease go to month to month. If they continue to pay late, send them a 30 day notice. This way you get to choose when you want to have a vacancy.
