She then changed her tone and said that she didn't want us to pay the money to change the locks... I am thinking of doing it anyway next weekend... any thoughts or tips? Am I liable if anything happens since I offered to change the locks??

Hello, add a Access control lock on the door, never will you have buy expensive locks or hire a lock smith, all you have to is issue a new key Fob, if your tenant looses or move, you just disable the key FOB assigned to that tenant,. and depending on unit size, and system that you install you can monitor entry and exit, of anyone with access. Hope that Helps.

thanks.

John, thanks for the encouragement, i also feel that i have to be very focused and consistent in my search, it`s just a matter of when, where and what, to get into. I will not be discouraged or give in to any size or over priced, large units, i am totally interested in Multifamily units. Thanks again!.

I am from Brooklyn, NY and i am very interested investing in Multifamily Units, I am currently looking in the Jersey City, Union City, NJ areas. I am told that these two areas are up and coming community's. I have also been looking down in Trenton NJ, were the prices on most properties are really inexpensive, but those neighborhoods are not so desirable neighborhoods. What are some ideas, regarding these type of neighborhoods?...i do know that all neighborhoods do change with time. I have 25k liquid capital to invest, i know that's not much....open to ideas!

If you are focused on NYC metro area, those are not bad areas. My team is working on a 60 unit development in Union City right now. I will warn you, the DOB is no joke in UC. We had our project stuck in limbo for 8 months because of a TYPO on the resolution that was made by the court stenographer!

JC stay north and east of the turnpike. Try and find something near grove path - if you look west of Newport you may find some mf's that don't belong.

Good luck.

Hey, thanks for the Heads up, i am also aware that the current mayor, wont allow landlords to raise any rents, i hear this is his last term in office. I appreciate the info in all, hey if you need a surveillance system or fire alarm, or building automation, Intercom System....that's my field. thanks again.
