Hi, well, I kinda feel for you. I’m quite sure here you get a lot of opinions, most professional. So I take your extending the lease for six months. Personally I would put her on a month to month. And to protect yourself, record every interaction with her, all phones especially and kept all texts between you. Eventually you’ll probably have to have her evicted at some point, from the property. Just to remind you that’s your home, never fear anyone in your domain.. if she doesn’t have written lease see what you can to start an eviction, with covid, you’ll have to contact the courts in your city….hopefully this helps.

Well, listen the kid is only 19. If he has never rented in the past, and he has never been arrested for anything, starting out with his credit, your not going to find much or anything on on him, he hasn't been has never been in the system....if possible you ask for a larger security deposit, and explain to due to his newly acquired standings your requesting more security, and explain that if he rents longer than his lease, you will return the extra deposit, as long as he is in good standings.

Ask the tenant for that past year water bills, Compare it to what’s going on with the water bills , and provide a discount. Or spend thousands on running new sewer lines.

you should google nyc landlord basement apartment funding.

nyc is aware of apartment shortage and has started a funding program to loan out money to landlords for finishing there basements with a home loan, check it you may quality. Good luck!
