Sunny, i appreciate your honesty, i am also looking in the Trenton area. But also in the Jersey city area, i can put down 10 percent as a first time buyer, correct....possibly negotiate the price, at a 10 pct cap rate. If owner has equity in property ask them to hold a 2nd note.

I am from Brooklyn, NY and i am very interested investing in Multifamily Units, I am currently looking in the Jersey City, Union City, NJ areas. I am told that these two areas are up and coming community's. I have also been looking down in Trenton NJ, were the prices on most properties are really inexpensive, but those neighborhoods are not so desirable neighborhoods. What are some ideas, regarding these type of neighborhoods?...i do know that all neighborhoods do change with time. I have 25k liquid capital to invest, i know that's not much....open to ideas!

Yes, you would want a very decent Quality DVR system buy a company LTSsecurityinc.com. You would want a system technology called CVI which is analog but very close to digital technology. This system is giving 1.3MP Quality for very cheap system and you cannot beat the price......you can install the system to alert you of any movement around the property....and as its detecting motion which is an alert it can send a picture of the alert, by mindful you need internet service for this, type of setup. But you can install a clear modem and have your interned via satellite. hope this helps.

well said!....if your interested in investing in the ghetto!...my thought is that these neighborhoods eventually do change, i myself are looking in Trenton NJ, the housing market is very cheap down there!...if anyone knows anything about New York, the (Jews) no offense!..bought up a majority of the large properties in the 1970`s and now there all millionaires.

why, don't you install video surveillance system, that way you can get a visual of someone coming into your property!......if you need assistance with video cameras, that's my specialty!
