I have had success with Facebook marketplace. The key is to "screen" with pre written responses.

I would say about 20% meet the minimum screening requirements which is not bad

I have had an issue with this. One applicant was transferring from out of state and only he could see the unit. Then he scrambled to fill out the rental application in full while viewing. 

He then tried to write a check ( personal check) to secure his deposit on the spot. Needless to say when i checked out his references, it did turn on some on the info on his application was not matching with what i was being told. He calling me about a dozen times the day after the showing, ( in addition to texting me) and " wanted a break" since he was coming from out of state. 

He wanted to pay upfront.. and said he could not get a cashiers check or money order.

If you think about it.. before you call- it will trigger anxiety/ what can go wrong. 

I would just call without thinking about it ( if you can!)

I use mojo sells, i have never paid on Zillow/realtor/ google ads etc - so i can't comment on if they are effective.

I have heard of banner season as well. You can also consider a local company as well

Its an attractive price point for sure. 

How familiar are you with the rental income per bedroom? 

When looking into areas I would start to learn the market rent for for a 2 bed / 3 bed etc since its likely you will be inheriting long term tenants  who are significantly under market rent.
