I have used red x , mojo , and Vulcan 7. All different price points & currently using Vulcan 

I did part time for a very short time... then went full time. Part time can be very difficult but it can be done depending on your expectations. 

If the numbers still make sense , it may take time to stabilize the building. Over time can move them up to market rents. Depending on the dog , it may not be a major issue, I’ve rented dogs/cats before with no issues. 

I have been using cozy for quite some time now. Very easy to use , no issues with tenants using it as well !

I agree with the above responses. You paid for it yourself, no need to show her. 

I use Mojo Sells, a little tricky to learn, but once you learn the basics, its a fantastic crm as well. 

I like ETF's as others have mentioned as well. 

Yes for multifamily very possible. Sometimes can only see a vacant unit- then occupied ones during the home inspection. 

I also use cozy, its very tenant friendly !
