@Jeremy Taggart too bad you didnt get the property- It seemed like a good deal and nice job taking action! Many people get stuck in "analysis paralysis" and are nervous on making offers.

Agree with @Logan Allec the fourplex will get you the maximum return and cash flow- 

I am also looking to purchase my first property and live in with an FHA loan. The BP community is excellent and a great place to learn. Make sure to listen to the podcasts tons of actionable content there!

Pick one route and stick with it. Find one niche and learn it, it will be to difficult to switch from multi to single family etc.  If you choose multi families, analyze deals daily in your market. This will help you spot a good deal quickly and learn the better parts of the city to invest in. I find it helpful to set a deadline of when I want to buy my first property. This helps keep me on task so I know the process will lead to the result.

It seems you are looking to house hack which I am as well. To be successful it will require consistency over time and routines or habits. For example, analyze 3 deals a day which would be 100 a month. Of those 100 offer on 10 and 1 may get accepted... This is possible if you can analyze deal quickly. I use the BP calc, and it only takes a handful of minutes... 

I am also using and FHA loan and planning on living in my first residence for one year then moving to the next. The first deal is the most difficult since I do not want to get stuck in analysis paralysis-

This sounds like a great deal! Make an offer and go from there. See what you are qualified for and be ready to offer. Since he is a motivated seller, he may just want to get rid of the property quickly...

In order to reach 10%, the property will increase in value some way. These properties are very difficult to find since we are just looking for "great" deals-

Hi @Mark B.

I am also looking to house hack in a multifamily. Have you been pre qualified? This will let you know how much you can borrow and keep your searches in the appropriate price range. 

If you have good credit, I dont believe the car payment would effect how much you qualify for. 

Go through a few lenders and find one that works for you,
