What Upgrades Have You Done To Your Property To Increase Value?

Hi Everyone,

I just wanted to start an important discussion on how to increase the value of a multifamily property. It's all about raising the NOI, and I would like to get some ideas on how to create value.

Any idea would be truly appreciated.

Number one on my list is having separate utilities, hydro, water, heat. Utilities should never be included in the rent and I would never buy a multi that was not separately metered.

Second would be increasing the units. In the case of duplexes, for example, if you can add a legal basement suite that would be my first option and a primary consideration when evaluating a purchase.
