That is plenty! There are many options you can invest with no money down or low money down. Pick a niche and learn just one niche at a time. For example, I am just interested in multi families so I analyze deals daily through the MLS. Take action daily and it will lead you to your goals.

I have never looked into commercial- but am interested in small multi family properties. With the two spreadsheets, I noticed the vacancy was 5% seems low but might be accurate for the area you are looking into. 

Numbers look very good though!

I agree, 100/door should be a minimum. Great advice. You may want to expand your search area into a nearby market. It may take 100 deals to find one good deal where you get an offer accepted.. In my area it is difficult to find deals but it is the consistency that counts- Analyse a few a day and learn the process will lead to great results over time

I have listings sent to me daily for craigslist. This keeps me up to date on what a 2:1 or 3:1 will rent for in a specific area. Also you can use realtor.com. Watch your target market to understand what is fair market rent.
