As @Account Closed you have to be very selective when purchasing multifamily in most neighborhoods here.

The following neighborhoods: West price hill, East Price hill, Covedale, North College Hill, College Hill, Westwood & Colerain.

What has been others experiences investing in these neighborhoods? Which area has the most upside in 5-10 years?

I completely agree with @Account Closed in finding out what amenities your tenant pool cares about mostly.

In my market most landlords go with the one tone paint scheme versus we go the extra mile & do the two tone. We found that tenants love that feature & stuck with it.

Generally start with the small amenities @Brendan Reilly then work your way up from there. Researching comparable rentals helps also.

PM me the deal @Rob Vincent I can offer my input. I personally do not buy in that forest manor area due to high turnover & crime.

Sounds like those are good candidates @Matt Turner. I agree with @Joe Splitrock in determining if applicants produce 3x's the monthly rent of your rent rate. Also make sure the applicants current rent rate is close to what you are asking. 

A applicant with zero late payments at $600 and looking to rent your property at $1000 is something that would be concerning. I do not think this is the case in your situation.
